Wrapping Up 2022 and Raising a Toast

Thank goodness it’s Christmas time! Between the fluctuations in the real estate market, rapid changes in interest rates, and an election year, it feels like 2022 has been the longest year in the history of years.

We’re taking December to wrap up our year and plan for the next. We’re hoping that 2023 is the most boring year ever. We’re pretty sure we’re not the only ones that need a break. How great would it be to come home at night, turn on the evening news, and hear “nothing happened today”? 

So we’re raising a Christmas toast to remembering what matters most in life – love, family, and caring about others. Here’s to having meaningful conversations with your parents, children, and extended family. Here’s to knowing that we are ok and we can continue to help others. Here’s to eating a few more sweets this month, going to holiday parties, and splurging on ourselves and loved ones. 

We are so grateful to have clients and friends like you. Here’s to wishing your holidays will be filled with joy and laughter through the New Year! 

Market Update

This month, we’re switching things up and looking at Lake and Sumter Counties instead of just Clermont (34711).

In October 2021, there were 538 closings in all of Lake and Sumter counties.  In October 2022, there were only 391 – a 27% decrease. More telling is the information on pending contracts. Last October, 647 homes went under contract; this October, only 349 homes went under contract.  That’s a major slowdown in activity and we’re feeling it in our office.

Lake and Sumter Counties have 3.4 months worth of homes available for sale – 3 times the amount of homes available one year ago.  This means that buyers have more homes to choose from, sellers have to compete with each other, homes aren’t selling for above list price, and price and condition matter more than they have in the last 5 years.
