Determining Your Home’s Value

The first thing we do when a client contacts us about selling their home is create a CMA (Comparative Market Analysis) report. To generate this report, we identify recently sold homes that are similar to your home (but aren’t exactly like it) and in close proximity to your home. We also take into consideration local market conditions, especially now in today’s tight seller’s market.

Value adjustments are made to each of the comparable homes for features that contribute to the value of a home. Features that add value are things like additional bedrooms, square footage, a pool, fence, finishes, etc. Your home may have upgrades that are not reflected in the public record, so they may not be included in this initial report.

The condition of a home is a substantial contributor to value. Our team will be able to make more accurate adjustments after visiting your home.

Unlike computer algorithms, our agents live and work where your home is located. This means we have the inside scoop on what your home is really worth. You can receive an instant home valuation from many websites (such as Zillow’s Zestimate®) to get an idea of what your home might be worth, but those instant valuations can’t utilize local knowledge and expertise, nor can it consider your home’s current condition.

That’s why when you request your free home valuation from us, it isn’t instant. We take the time to carefully consider your specific home and our local real estate market knowledge to give you the closest price range possible. For a specific recommended list price, we would request to tour your home at your convenience to evaluate its current condition. Then, we could also give you a better idea of what you could expect to profit from the sale of your home.

Photography

All of our listings include professional interior and exterior photos as well as a video tour. Depending on your home and neighborhood’s specific features, drone and amenity photos are also taken. Visit and subscribe to our YouTube channel for examples of our listing video tours.

Virtual Staging
