2020: The Best Year Yet!

Like most people, we like to use the beginning of the new year to reflect on the previous year and to set our intentions for the coming year.  There are so many things that happened in 2019 that we’re proud of. We hired new team members, served more families than we did the previous year, and remodeled our office space (again).   While 2019 was a great year, we also know there’s room for us to grow. There are some things we felt like we missed the mark on last year:  we didn’t visit as many schools as we have in the past;…

End of Year Market Update

The last month of the year is here, and it’s a good time to look back at what the local real estate market conditions are telling us. Over the last six months in Clermont (34711), 715 homes have sold. Currently, in 34711, there are only 259 homes for sale. That means we only have a two month supply of homes for sale - this is a very low supply of inventory to sell to buyers. To make a long story short, less than a six month supply of inventory means we’re in a seller’s market. A seller's market means values are going up…

We’re Thankful for You

There are a lot of things November brings to us: daylight saving time, Veteran’s Day, the Macy’s Thanksgiving Day parade... but our favorite part of November is the feeling of thankfulness it brings. We’re thankful for the friendship and feeling of community that has grown inside our business with our clients and friends.  Here are a few specific things we are thankful for:  Chick-fil-A! Rocky and the gang do a great job (plus we eat A LOT of Chick-fil-A)Friends & Clients who refer their family & friends to us - referrals are our lifeblood.Past clients who pop in and say “hi!” Stop in anytime. …

Fall is a GREAT Time to Buy

Life happens in seasons and so does real estate. Some factors affecting real estate are constant - available inventory, interest rates, pricing, and competition - all of these affect real estate decisions. Timing also affects real estate decisions and we are entering a unique time of year. Historically, the fall is the slowest real estate season making it a great time to buy. Why? The three main reasons are: (1) your homestead exemption, (2) end-of-year incentives, and (3) less competition. Homestead exemption is a discount on your property taxes on the home you live in. If you buy a home before December 31st,…

Meet the Newest Members of Our Team

It may not feel like it yet, but Fall is right around the corner! With Fall comes back-to-school, pumpkin spice everything (we're very #basic), hurricane season, and of course, football. Fall is also bringing some change and growth to our office. As our business continues to grow, so does our need to grow our team! This summer we added two new real estate agents - Awilda Delgado and Katelyn Raber. Adding them to our team makes us a team of six full-time real estate professionals: two full-time administrators and four REALTORS®. Katelyn (Kate) is joining us after a long-term career in education in…

It’s Back to School Time!

Summer is always a welcome time in our office as many of us take the opportunity to travel and rest. Two weeks ago, Chelsea traveled to the mountains of Tennessee with her husband, Jake, to see family and enjoy the outdoors. Last week, Matt and His wife, Gina, traveled to the mountains of North Carolina for some hiking on the Appalachian Trail and spend some quality time together away from the distractions of education and real estate. And, according to many pictures we saw from our friends on Facebook, many of you have also enjoyed traveling - and we've loved seeing your pictures!…

Four summers ago, Olivia joined our team as our part-time Marketing Specialist. Back then, she had just finished her first year at Valencia College. We're happy to announce that after much bribery (including free meals once in a while), she has accepted a full-time position on our team! There are so many things Olivia does to better our business. From managing our website and social media, to processing payroll and making sure our newsletters…

Make Memories This Summer

This past week, Jake and I traveled with my parents on a cruise to Alaska and Seattle. It was a wonderful experience to have time off together as a family. In Juneau, Jake and I went kayaking over by the Mendenhall Glacier. It was an amazing experience to breathe in the cool air and paddle out on the blue water. We even had some seals come and check out our kayak! Alaska is truly a place of natural beauty. There were so many wonderful sights to see and food to eat, but some of the most memorable times were spent sitting around the…

How Does Credit Affect Buying a House?

We talk a lot about credit in our business today, so we wanted to share with you some of the most commonly asked questions about credit. Credit is a very important factor when it comes to buying a house. We are not credit counselors, nor do we have mortgage licenses; however, our work has exposed us to some principles of good credit and how that affects your ability to buy a house. What's the lowest score I can have to get financing? 580 is the lowest score nearly all lenders will accept. Some lenders may have their own minimum credit score requirements that…

Happy in Homeownership

Last week I visited Washington D.C. with my wife, Gina, and our oldest son, Michael. The most memorable museum we visited, for me, was the National Archives. As I was reading the original Declaration of Independence, I read where our forefathers declared that everyone has the right to "life, liberty, and the pursuit of happiness." Not many people know that the first draft actually read "life, liberty, and property." But, Thomas Jefferson felt that property ownership wasn't a right that everyone needed to have. So he changed it and recognized it as inclusive in the phrase "pursuit of happiness." Thankfully, we live in…
